1. Service Description

PropAlert (the "Service") is operated by KHouse Holdings LLC ("we", "us", "our"). The Service aggregates publicly available county records — including property ownership, assessed values, tax delinquency data, Register of Deeds filings, and court proceedings — and presents them in a searchable, filterable format via web and mobile applications.

2. Eligibility

You must be at least 18 years old to use the Service. By creating an account, you represent and warrant that you are 18 or older and have the legal capacity to enter into this agreement.

NOT INVESTMENT ADVICE. PropAlert provides information aggregated from public records. It does NOT provide investment advice, property valuations, legal advice, or recommendations. Always conduct your own due diligence and consult qualified professionals before making investment decisions.

NOT A CREDIT REPORTING SERVICE. PropAlert is NOT a consumer reporting agency under the Fair Credit Reporting Act (FCRA). The Service does not provide credit reports, background checks, or tenant screening. Do not use PropAlert data for employment, insurance, housing, or credit decisions about individuals.

DATA ACCURACY. Information displayed in PropAlert is sourced from county government databases and may be delayed, incomplete, or contain errors. We make reasonable efforts to keep data current but cannot guarantee accuracy. Always verify information with official county sources before acting on it.

6. Subscription Terms

Beta Tier

During the beta period, all new users receive 2 months of free Pro-level access. After the beta period expires, your account will revert to the Free tier unless you subscribe to a paid plan. No credit card is required for the beta.

Paid Subscriptions

Pro ($29/month or $249/year) and Pro+ ($49/month or $399/year) subscriptions will be available after the beta period. Subscriptions auto-renew unless cancelled before the renewal date.

Refund Policy

Monthly subscriptions: no refunds for partial months. Annual subscriptions: prorated refund available within the first 30 days. Contact us to request a refund.

7. Intellectual Property

The PropAlert application, design, and codebase are the property of KHouse Holdings LLC. The underlying property data is sourced from public government records and is not proprietary. You may use data you access through the Service for your own investment research but may not redistribute it commercially.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, KHOUSE HOLDINGS LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM YOUR USE OF THE SERVICE.

9. Changes to Terms

We may update these Terms from time to time. If we make material changes, we will notify you by updating the version number and may require re-acceptance. Continued use of the Service after changes constitutes acceptance.

10. Governing Law

These Terms are governed by the laws of the State of North Carolina, without regard to conflict of law provisions. Any disputes shall be resolved in the courts of New Hanover County, North Carolina.
